Patong beachfront tops official land appraisal values

PHUKET: Land along Patong’s famed Thaweewong Rd, which runs along the Patong beachfront, has been officially valued at B200,000 per square wah (B80 million per rai), the highest in Phuket, according to the Treasury Department’s latest appraisal list for 2023-2026.

Close behind were Rat-U-Thit 200 Pi Rd, also in Patong, with land valued at B160,000 per sq wah (B64mn/rai), and Ratsada Rd in Phuket Town at B155,000 per sq wah (B62mn/rai), reflecting the continued concentration of land value in Phuket Town and Patong’s prime tourism zones.

The bustling Yaowarat Rd in Phuket Town also ranks high with appraised prices up to 155,000 per sq wah (62mn per rai). Other high-value areas in Phuket Town include Phang Nga Rd (up to 140,000 / B56mn per rai), and Phuket Rd and Montri Rd (up to 120,000 / B48mn per rai).

Among the island’s rural and suburban routes, the highest provincial highway valuations are on Thepkrasattri Rd (Route 402), Phuket’s main north-south artery, appraised between B25,000-86,000 per sq wah (B10mn-34.4mn per rai), and Patak Rd (Route 4028) at B26,000-76,500 (B10.4mn-30.6mn per rai).

BARGAINS

At the other end of the scale, some small access lanes and rural roads in Thalang and the outskirts of Muang District are valued at under B4,000 per sq wah (B1.6mn per rai), the lowest in the province.

These include Soi Mali, Soi Somboon 1, Soi Maliphan and Soi Kawee Uthit, all officially assessed at B3,200 per sq wah (B1.28mn per rai).

Several village roads in the Thalang area ‒ including Ban Bang Kuk, Ban Bang Deuk and Sakhu ‒ are appraised between B3,550–3,900 (B1.42-1.56mn per rai), while in the far north of the island, land around Ban Ko En and Ban Saphan Hin are valued at about B3,700-4,100 per sq wah (1.48-1.64mn per rai).

LAW OF AVERAGES

The Treasury Department data indicate that average land prices in Phuket Town and Kathu range from B35,000-70,000 per sq wah (B14mn-28mn per rai), while residential and development zones in Kathu and Chalong generally range from B25,000-50,000 (B10mn-20mn per rai).

Thalang District, covering the northern half of the island, remains significantly more affordable, averaging B15,000-30,000 per sq wah (B6mn-12mn per rai), except for high-demand areas near Laguna, Surin and Bang Tao, which can easily exceed the average of B38,000 per sq wah (15.2mn per rai).

Phuket’s average official valuation across all categories ‒ urban, suburban and rural ‒ sits roughly between B25,000-35,000 per sq wah (B10mn-14mn per rai) based on compiled listings from all 700-plus land units in the current round.

MEETING REVIEW AND CONDO VALUES

The latest official appraised values became known at the Ministry of Finance Phuket Office at Phuket Provincial Hall earlier this week, when Phuket Vice Governor Suwit Phansengiam chaired the 7th meeting of the ‘Phuket Provincial Property Appraisal Committee for State Benefit’.

Also in attendance were Aisoon Suthamthewakul, Chief of the Phuket Provincial Treasury Office, along with representatives from relevant government agencies.

The meeting discussed several key issues, including determining the appraisal price of newly registered condominium units in Andaman Riviera Condominium in Cherng Talay, considering appraisal prices for condominiums for the upcoming fiscal year, revisions and additions to land appraisal prices for the 2023-2026 valuation period, and planning for property appraisals for Fiscal Year 2026.

The committee’s aim is to ensure that property valuations in Phuket remain accurate, transparent and consistent with the province’s economic and social conditions, as Phuket continues to grow as a major tourism and investment destination, said an official report of the meeting.

The Phuket Provincial Treasury Office reported that newly appraised condominium units at Andaman Riviera Condominium have been valued in line with recent market trends.

The average sale price of condominiums in Thalang now stands at B7.5mn, marking a 2.5% increase year-on-year from September 2024, and a 1.8% rise since January 2025.

The average price per square metre in Thalang is B138,409, which is 22.7% higher than the provincial average of B112,809 per sqm, reflecting growing investor confidence and demand in northern Phuket’s coastal developments.

REALITY

Officials noted that the updated appraisal list (click here to see list in full) demonstrates Phuket’s continued economic expansion, particularly in its coastal tourism zones and urban corridors, while inland valuations remain stable.

However, the Treasury Department stressed in its report that the official appraisal prices listed are used as government benchmarks for taxation and land transfer calculations, and do not necessarily represent current market values, which can be significantly higher in popular resort areas.
